The calculators do arithmetic, nothing more

The mortgage calculator, the buy-vs-rent calculator, the repair-cost estimator, the moving-cost estimator and the water-damage cover quiz all run entirely in your browser. They apply standard formulas to the numbers you type in. They are not quotes, not valuations, not eligibility checks and not coverage decisions. A mortgage figure here is the same arithmetic your lender will perform — but only your lender's Loan Estimate is your actual number, and only your insurer can tell you what your policy really covers.

Figures are directional, and they move

Where an article quotes a rate, a price band or a claim statistic, it names the source and the date on the page. Interest rates, material costs, labour rates and insurance terms change constantly and vary widely by region — often within a single city. Treat every figure as an order of magnitude to plan with, never as a price to hold someone to. Get written quotes for your own job, in your own area, before you budget against them.

Some work is not yours to do

Guides here describe what a job involves so you can talk to a tradesperson intelligently and recognise a fair quote. They are not a licence to attempt it. Anything involving gas, the mains electrical supply, load-bearing structure, working at height, or drainage that connects to a public system should go to a licensed, insured professional. In most places the law requires it, and getting it wrong can invalidate your home insurance regardless of what any website said.

Jurisdictions differ

Articles on this desk cover the United States, the United Kingdom, Canada and Nigeria, and the rules are not interchangeable. Mortgage-insurance thresholds, flood-cover exclusions, tenant and landlord obligations, building permits and consumer rights all differ by country, and often by state, province or council. Confirm which jurisdiction applies to you before acting on anything here.
